Making changes to your home

If you're thinking about making any changes to your home or garden, it's important to get in touch and let us know. As a condition of your tenancy agreement, you'll need to receive written consent from us before the work is carried out.

 

This includes, but isn't limited to, alterations to doors, walls, flooring, bathrooms, kitchens, fireplaces and internal room layouts. We also ask that you get in touch before making any changes to areas outside your property. This includes grassed areas and hedges, and the assembly of outbuildings, lean-tos and sheds.

 

If changes are carried out without our consent, you may be asked to undo the work and return the property to its original condition at your expense. In more serious cases, we may even take legal action, which could result in the ending of your tenancy.

 

Applying for permissions

If you'd like to apply for permission to make changes to your property, you can do so by completing this form. Please include any plans, drawings or photos which show details of the work you wish to carry out. You may also need permission from external organisations such as the local authority for planning and building regulation approvals.

 

For works related to gas, electrical or water services, you'll need to follow the relevant rules, appoint competent professionals and show certificates to demonstrate that the work complies with regulations.

Shared Owner/Leaseholders:

As a shared owner or leaseholder, it's fine to make simple improvements to your home such as painting, carpeting and shelving. However, if you want to make larger changes, it's important to speak to us and get our written permission, as specified in the terms of your lease. For more information click here.

Some alteration requests can be made on our website below. Occasionally, if certain conditions are met, permission will be granted automatically, however, if your account is in arrears, permission will not be granted.

Cat flap conditions

We are usually happy to grant permission for the installation of a cat flap on agreement of the below conditions:

Your tenancy allows you to keep pets in the property.

The cat flap will lead into a garden or outside space and not into a communal hallway.

The cat flap will be fitted into a wooden door or a UPVC panel (if any glass panels are removed, they must be kept and be replaced upon the end of your tenancy).

There are some types of doors, which are unsuitable for cat flaps. For fire safety reasons, permission for these types of doors will not be granted.

All work will be carried out by a competent tradesperson, who is suitably insured should Saxon Weald need to recover any costs following damage to the property.

Upon the end of your tenancy, should any fault be found in the structure of the property as a result of the proposed work, you will be held liable for the cost of any remedial works.

Saxon Weald will not incur any expense arising directly or indirectly from the proposed works.

You accept responsibility for all future maintenance in respect of the proposed alterations.

Permission is granted subject to the proviso that we do not receive any complaints from your neighbours or other residents in respect of their homes or any services their homes may receive or any restriction of access to them as a result of the works.

The terms of your tenancy agreement with us are not changed in any way as a result of this permission. You must continue to comply with all the terms of your tenancy agreement as usual.

Installing a satellite dish

We are usually happy to grant permission for the installation of a satellite dish on the side of your property on agreement of the below conditions:

There is the possibility you may need to obtain planning permission from your local council's planning department. Please take the time to read through the booklet to see what you need to consider.

All work will be carried out by a competent tradesperson, who is suitably insured should Saxon Weald need to recover any costs following damage to the property.

Putting up a shed conditions

We are usually happy to grant permission to put up a shed (up to size 8’x6’ or 2.4m x 1.8m) on agreement of the below conditions:

Saxon Weald will not incur any expense arising directly or indirectly from the proposed works.

Your garden isn't a communal garden.

In carrying out the proposed works you do not compromise the fire safety of your home or your neighbours properties.

All work is carried out in accordance with all relevant Health & Safety Regulations.

You accept responsibility for all future maintenance in respect of the proposed alterations.

You accept responsibility for any additional costs involved in accessing building elements above or underground services below the construction for the purpose of repair, maintenance, replacement or inspection.

The terms of your tenancy agreement with us are not changed in any way as a result of this permission. You must continue to comply with all the terms of your tenancy agreement as usual.
