Awaab's Law

The Housing Health and Safety Rating System (HHSRS) is the UK Government’s way of checking whether homes are safe and healthy to live in. The Housing Act 2004 brought the system into place. It looks at 29 possible hazards that could harm people. These include damp and mould, cold, fire risks, unsafe electrics, and structural problems.

The Government has updated the system over time to make it clearer and easier to use. These changes help simplify the guidance and improve how hazards are checked.

Awaab’s Law was created after the tragic death of Awaab Ishak, who died from long-term exposure to mould. The new law strengthens the rules already linked to the HHSRS. It now requires social landlords, including Saxon Weald, to fix the most serious hazards as quickly as possible.

This means landlords must inspect urgent issues, such as damp, mould, or other serious hazards, and make them safe within strict time limits. These rules help protect customers from living in unsafe conditions.

For customers, the changes mean better safety and peace of mind. You can expect faster action when you report a problem and stronger legal protections to help keep your home healthy and secure.
