Tenant responsibilities

Tenants are responsible for the repair or replacement of the following items within their homes:

Adjusting doors to fit carpets

Door bells

Door numerals and letter plates

Draught excluders to doors and windows

Adjusting internal doors

Furniture to internal doors

Gate catches

Hinges, locks and latches to internal doors

Minor cracks around windows and in plaster

Electrical

Tenants are responsible for electrical faults resulting from the use of appliances that were installed by the tenant or somebody acting for them. They are also responsible for:

Electrical fuses

Electrical plug tops

Fluorescent tubes

Light bulbs

Smoke detector batteries

Plumbing

Blocked waste pipes to baths, wash basins and sinks

Plugs and chains to baths, sinks and wash basins

Insulation jackets to hot water cylinders

Tap washers

WC seats and covers

Miscellaneous

Tenants are also responsible for:

Cupboard hinges, catches and furniture

Curtain rails, hat and coat hooks

Fireplace tiles

Wall tiles

Replacement of lost or broken keys

Sweeping flues & chimneys

Washing lines/posts (except in communal areas)

Saxon Weald may, in some circumstances, carry out repairs that are the tenant’s responsibility and recharge for the cost of carrying out this work.
